Welcome Inn property sold for $500,000; tax document shows new owners say intended future use is for hotel

QUINCY — Nearly three months after a fire decimated the main lobby building, the Welcome Inn property at 200 Maine is under new ownership.
Quincy Hotel LLC acquired the 3.51-acre property on June 11 from Quincy Property LLC. The sale price was $500,000, according to property tax documents filed in Adams County.
Quincy Hotel LLC is listed as a limited liability company that was formed Dec. 5, 2023, in Missouri. The registered agent is RA Services, Inc., at 477 N. Lindbergh in St. Louis. Attempts to reach officials at the phone number listed on the property tax document were unsuccessful.
The tax form lists options for the current and intended primary use of a property that has been sold. The current use for the property is listed as “vacant,” and the intended use for the property is listed as “hotel.”
The agent for Quincy Property LLC is Incorp Services, Inc., of Springfield. The managers of the LLC are Quentin Kearney and Ken Logan of Blue Springs, Mo.
“It has taken us right at one year to finish this deal,” Logan said. “The documents have been signed for almost a year, but I gave them latitude so they can get all their prep work done ahead of time — drawings, zoning, testings, etc. I gave them a lot of runway to just get everything right, to make sure that it worked for them.
“I know they’re very excited about it. He told me they’re going to start working on that right away, real quick. I don’t know what the definition of that is.”

The charred remains of the main lobby have been razed, and a safety fence has been removed from the site.
Four adults and one juvenile were arrested March 13 in connection with the Welcome Inn fire that the Quincy Fire Department responded to at 2:18 a.m. on March 11. Three of the adults were charged with arson.
The Welcome Inn has been vacant since July 28, 2021, when city officials displaced more than 250 people by closing the Welcome Inn after making the determination that “the structure (was) unsafe and its occupancy (was) prohibited.”
Quincy Property LLC filed a lawsuit in June 2022, claiming the city’s actions to close the motel were “arbitrary, capricious and undertaken in bad faith.” Officials with the City of Quincy and Quincy Property LLC reached a settlement and dismissal of a civil lawsuit on June 21, 2024, clearing the way for a possible sale of the property.
Quincy Property LLC bought the property in 2016.
“Over the years, when you’re in business, things happen, and I’ve been blessed that I’ve had a lot of things happen to me that are positive,” Logan said. “This is one that didn’t work out, although at the end, it seems to have smoothed out, and we landed on our feet. At the end of the day, things happen for a reason. We’re just going to move on.
“At this point, I’m retired. I’ve been retired now for three years, and I’m just looking forward to not having to deal with this, that’s for sure.”
The Welcome Inn had 121 rooms when it first opened as a Holiday Inn in February 1964.
